I would much rather have tenant A stay and get rid of B, but B's lease doesn't end until June and they haven't done anything to warrant getting them out early since we had a chat with them about the importance of being civil to their neighbors and abiding by the quiet policy (11pm to 8 am) in the lease.

Talk to a civil engineer that can look at the lot, and knows what the requirements are in your town for splitting property, what setbacks are required, etc., and ask him if it is feasible to split the property, and what the total amount of costs would be.

They also provide extra eyes on the case file and alert me to items I may not catch (improper notifications, etc.) since they do 1000x as many reviews as me (and although I have some training, they are licensed to do so.)A foreclosure, after all, is part of a civil suit.
