In terms of getting into apartment complexes and large transactions - it's much easier than you think.Real estate is filled with opportunities to deploy capital, but in the same time is filled with fast-talking snake oil men that will happily take your money towards a "fund" so you own a portion of a large portfolio... only to find out the fund's performance is below par, your money is locked out, and the only person making money is the fund manager from the management fee they've locked you into. 

Your best bet is to get a high-performing real estate agent to market your property for you.

Yes, many of them are not the sharpest tool in the shed and it is true that there is a huge performance gap between agents.

I really like to keep a close watch on my investments and living within access to them is the best way to insure the property performs to my standards. 

So the developers have performed some interesting magic- they’ve sold condos to people who cannot hope to profit on the cash flow.

Traditionally, DSCR loans that allowed STR have always wanted DSCR to be calculated on long term rental rates OR 12 months of actual performance or some heavily hair cutted version of Air DNA and all of these products would price gauge on rate.

Look up average performance of those markets on platforms like Pricelabs and call around to find out expenses (there are also many market specific resources on FB and YT).

IMHO REI is all about performance and accountability, I'd get out to Ohio ASAP and make things right.There are no problems, only opportunities for solutions. 

We're in the middle of low season with an average booking window of 30 days so I'm not expecting a lot of tangible performance improvements until early September.Re: Revenue management, is there anything I'm missing to improve this area? 

I don't really care if one party moves out, but that doesn't mean they don't have to perform.
