For example incase iIf you identify an asset in the market that already has a realtor representation on both the buyer and seller side, do you reserve the right to proceed with the deal independently, or do you have to bring in your realtor?

having just you repped is fine in my opinion but the dual sided thing with an actualy listing contract gets a bit dicy for me personally.

@Tyler Condon, it isn't proper but people do make side deals where the parties exchange money separate of the closing but at the closing table.
