They may recommend a warranty deed instead, or they may tell you a quit claim is fine, but make sure you have their blessing either way.

To complete a property 1031 exchange you must purchase actual replacement real estate not membership interest units.The one exception to this is a Delaware Statutory Trust which was blessed by the IRS in 2004 and allows that a membership interest in the trust is equivalent to purchasing actual real estate.
