If the numbers work out, and your concerns are more about any "surprises" you may find, why don't you hire an inspector to take a look, bring in some contractors to give you rehab estimates, bring in other local investors to get their opinion of the deal, etc.Proper due diligence should alleviate most -- if not all -- of your fears...if it doesn't, then trust your gut and walk away...

To me, this helps alleviate some risk of irresponsibility of your tenants in case one of your residents  (usually the one with no money or credit) turns out to be savage.... and the other gives up on their responsibilities, so to speak.
