In other words, any help pressure testing this would be much appreciated.

Currently I serve in the US Air Force stationed at Hurlburt Field in NW Florida.

I almost at a point where I don't even bother with home inspectors.Some other common issues with older houses, particularly if you will be renting:  lead paint, asbestos, mold (although I find older houses are leaky enough that, as long as the roof drains well, air movement through the building is good and prevents moisture buildup), steep staircases, narrow hallways.But you MUST MUST MUST do a walk-through with an experienced contractor (one who specifically has experience renovating older houses/buildings) prior to placing an offer.  

I would think you need sales comps for both ones with central heat and air and those without.  

Our thoughts would be that it would put some pressure on the seller and agent so they couldn't just sit around and wait for better offers.  

There's no hype, no pressure, I don't do presentations where I print out all the low comps and try to tell them "Your house is only worth $X" In addition, I wholesale deals where my profit is less than a 3% commission.

We also have galvanized piping that didn't supply reasonable water pressure because of internal corrosion build-up, so we're replacing that too.

We've completed:Upgrade to 150 Amp service.Re-plumbing the entire house.New roof.New 16 SEER Carrier A/C unit and air handler.
