To get a deal, the developer needs to hook up with a non-profit hosuing agency, PHAs are prime targets to partner with, the proposal goes to the state level and comes back to go for approaval by the loacal PHAs, to show that a need exists and the city council, county commission must sign off as well.

A friend of mine used her real estate attorney for an eviction and it took over 4 months.My tenant told me he would be trying to get emergency assistance from Catholic Charities, Home Serve, and other agencies.

This does not seem right to me that they think their security deposit makes all well and can just get up and leave.My PM notified me that she would bill them for the 1st week of October, any neccassary cleaning/damage, and report them to the credit agency.

IF you were looking for a home, but didn't meet criteria for an agency loan, wouldn't you be interested if someone offered a way to get all the benefits of ownership:1- move in for closing costs, plus 2 payments,2- the portion of their monthly payment of interest and taxes is deductible3- they receive, let's say, 50% of FUTURE appreciation4- protect title against BK, judgements, IRS liens etc during the termMuch more .. but the point is, now you're attracting people with an ownership mindset who agree to maintain the property in exchange for tax deductions, potential appreciation, and opportunity to improve the property for "forced appreciation".

All Cash, this is the biggest government yet and is led by conservatives and just think, with a military man heading the CIA, the system of checks and balance will erode once the departments and agencies are all headed by people of the same mentality.

Some lenders that do 2nds dont even report the loans to the credit reporting agencies, like Residential Capital, who specializes in hard money 2nds.
