So I find a cute town home that around my house in Lehi would sell for around $230,000 right now and it listed for only $79,000. its newer built in 2007 and looks great so I drive by it one day when I am working in vernal with a medical sales rep.

So while it is technically a 2/2 (with a cute 3rd bedroom that was permitted but is kind of a patio so I am using 2/2's for comps) @ 1316 sq ft it is as nice as the comp that sold last Thursday that is a 2/2 1195 sq ft for $124,700- IF I do zero repairsSo if your rent is accurate, you should know about your deal what I know about my deal that- that it's a killer freaking deal!

My tenant didn't take out his clothes from the dryer so I took them out and set them on the furnished bed I provided him.I notice a cut and small hole going into the center of the mattress that was not there on the walkthrough.

can you do it.. i guess any thing i s possible.. can you pull your hair out and lose money hand over fist yup.obviously we are in a 5 to 8 cap market right now for assets that will acutally perform .. your looking at a 17 cap... market is pricing for riskyou don't live there..
