That way if they try accusing you of anything later, you have a copy of their unqualified application.I ask people have if they have an income of three times the rent AND I ask them if a landlord has ever filed court papers against them before showing the house.

Why don't you all just forget about QCDs in selling transaction, get a title search, pay the two hundred bucks on these 20K properties for title insurance and avoid getting messed over, losing your investment, time, effort, and possibly being tagged with larger bills or being accused of fraud?
