Yes, one approach is to continue with finding other cash flowing property.Let me suggest some other ideas for you to ponder, especially since you've also mentioned you are looking hard at DST's:What about Opportunity Zone funds? 

@Jeremy H Barton I would suggest taking a look at your cash flow before signing up for a HELOC on a brand new building.

Bigger Pockets sent out an alternative investment article which included ATM investments as a suggestion.

I would not suggest a license for the investor side , unless you are helping buyers and sellers.

So check the contract again to verify.I like @Wayne Brooks suggestion of finding out the needs of the seller and offering a delayed closing if that would help their property search! 

Treating people like people doesn't mean you make the relationship personal as Nathan suggests and not all tenants will screw you over whenever it suits them.
