If not that is fine also but I am trying to see if anyone can suggest a company that would be able to refinance this style property and how much higher the interest rate would be.I want to pull the trigger but want to make sure I can refinance this after some time with not problems.Thanks for your feedback in advance!

My plan is to refinance my house with a cash out option, I have a decent equity in my house.And use that money to buy my first investment property locally, I live in Houston.The dilemma is my current mortgage rate is 3%, and the refinance rate is 5%, and how good would be start this rental market investments in Houston, I also have the option to buy properties in Las Vegas (Family), but starting as a long-distance landlord might be difficult for a newbie.What are your thoughts or suggestion about this idea?

High achievers always move the goal line out anyway; so, tying your happiness to the end result rather than daily action can result in unhappiness along the way.Regarding real estate investing, add value...it speeds up the wealth building process. in the For What ever its worth category.. to me real estate is life.. its a life style.. there is no retirement.. not sure why folks get so worried about retirement.. you get your stable of whatever kind of real estate you want  sFR multi commercial  Notes  short term lending .. fix and flip  value add  MHP  storage spec building etc etc.. and you nurse them along and work with them until you pass through the pearly gates.. why retire even if you retire with rentals your still involved in some manner.. if I looked at real estate that way I retired at 18 when I started selling the stuff it was and is not a JOB to me its a lifestyle..

The key is buy houses based on a strategy and target tenant type (see my paper) then become the expert in that tenant type, house style, area etc.
