Immediately after purchase, with some light touch up work, sell off the SFR at its highest and best use (to a family paying much more than investors!)

I also believe it’s easier and faster to turn over a property if all you have to do is go in and clean and spot touch up your beautiful neutral color that you know the formula for and sheen.

I don't really care too much whether they stay or go as I don't anticipate any downtime or repairs (perhaps some light touch-up on paint and some cleaning).

Could anyone recommend an affordable exterior painter to do some touch up work?

I got tired of going back and forth with people about this issue, and I don't care how good someone cleans, I still have to go in and clean and at the very minimum touch up the paint.  

On average, I'd say $1,500, but it could be as low as $500 if it's just carpet cleaning and paint touch up, or as much as $4,000 if they trash the place.

It can need touch ups and still be eligible for conventional financing, but anything serious will cause appraisal issues. 

Now if the rehab is only 10k, it often can take 10 days as the loose ends at the end (touch-ups, cleaning, etc) always take a few extra days.
