With prices up by that much this quickly, I'm sure you guys can understand why I'm being cautious about jumping in without checking the temperature of the water first!

-I've only owned the place for a month so I don't know HVAC history...intake filters were pathetically dirty-The place is currently occupied by tenants, their 13 year old son occupies the bedroom upstairs-it's April in north Alabama, not terribly hot but it is upstairs and temperatures are beginning to rise.

You can ask, but expect to offer lower rent or some other form of compensation.I don't think you can dictate at what temperature they keep the thermostat.

So after 8 days of 100 degree plus temperature I called my preferred vender,  He went out and found out that the original tech that went to work on the heat in december had wired it incorrectly and when the tenants turned the  A/C side of the heat pump on the power shorted to grown and blew the fan motor.

Then some baffles in the duct work move and then diverts the air to the other level and the system then begins to work on the 2nd command.We tell the guests how this works & inform them that while the system may not immediately begin to adjust the temperature in their apartment if it is working on an adjustment for the other apartment, it will eventually.

An alternative proposed by a recent HVAC company was $1100 to flush the system, bleed the radiators, and leave the existing boiler in place, but install an ecobee wifi thermostat where I can set the max allowable temperature remotely.

Very low temperatures compared to Bend ect ect..Should they just settle and get a property in La Pine because they can find something great for under their $300k price range or do you think they should hold out and try and find something closer to Bend and not in La Pine?
