If you have to get a loan to purchase your duplex, then you need to take into consideration the cost of your loan.My suggestion to you is to find a good calculator on BP in the Tools section to help you calculate your costs of going into a deal.Also, if you are looking for duplexes on the internet or through the MLS, the likelihood that it is a good deal is pretty slim.

The odds of there being an accurate, thorough list somewhere are slim to none, though you might get some decent info from a regional STR owner's group (there are lots of these groups on Facebook).

Given where we are in the economic cycle, I wouldn't expect new construction to increase in value over the next couple years in most markets.Even if I'm wrong about that, the likelihood of the value increase to be enough to cover your selling costs and commissions plus provide a profit is extremely Slim.
