@Nathan W.I seriously suggest that you go re read some of these posts and analyze how you're treating seasoned members who are trying to help you. 

I re-read the original agreement and told them about the commission; to me, I could continue renting and not have to pay it versus selling.

Also after re-reading, are you factoring in your debt service when you figure out the cap rate?

@Cameron SkinnerI had to reread your post a couple of times, and want to be sure I interpreted it correctly - did you mean that the OP's improvements will end up allowing for larger depreciation deductions once he starts to rent out that unit?

It sounds to me like it may be an investment property/low doc loan at 7.35%It’s a DSCR loan after I went back and reread it. 

Re-reading my post it does look a bit stream of consciousness inspired so my apologies. 

I have read it (a couple times now) and probably need to re-read it again :þ I guess I'm looking for what types of actuals those in the buy and hold are getting...or if I should focus my efforts in another niche.
