Hello, somewhat of a mentor, but I have many things he will be taking over like my employees, banking/attorney relationships, buyer relationships, marketing tactics, and the list goes on.

I was trying to figure out repayment monthly amount and looking for sites to explain a formula or tactic for positive cash flow.

As with any marketing tactic, you can test it but most motivated sellers want to talk to someone right away.I'll be honest, you personally answering the phone is the best case scenario.

This is a common tactic among people who do not know what they are talking about.

It is distasteful to me that so many attorneys and firms that market this tactic to "stop a foreclosure" are preying on the unsophisticated.

No matter what, justifying the use of an illegal tactic to market your business is still justifying illegal activity.

What tactics are you using to find your next wholesale deal? 

I am not where they have learned this tactic from, but I feel if anything is illegal, then taking someone else's property and marketing it and pretending like it's your own when they don't have any interest whatsoever in the property is definitely illegal without authorization from the owner.  

Is anyone else a little bothered by Zillow tactic's or is it just me?
