I personally have had amazing success with properties which are between 2 and 12 units, which most people would call “small multi-family.”

I personally owned a rental there for 7 years, but I just recently sold it.

If you use the Heloc option and decide to rent it out, don't forget that property (or you) will have to cover both your primary and secondary position notes.I don't personally see Marin being a great mid term market.

It's like the person who goes and buys a bigger tv because it's 40% off when you had a perfectly working tv.

And like the first person said about how the tenants are more likely stuck than happy, you just proved that point.

Personally I look at that as the easy side of putting value to a  BRRR or fix and flips.
