Lets say you buy a property for $200k and put $50k into it and then net $300k which is 20% profit.

I will be living in the guest house, while renting out the main.Both units are without washer and dryer units, my question is, do I supply them in the main house; or let potential tenants figure that one out?

I am just starting out as a wholesaler I know of 3 properties that are vacant, before I contact the homeowners I would like to have the agreement so when I talk the homeowners in to letting me  sell the contract to an investor I want to have that ready.

If you're planning on letting a property manager manage it for you then I'd let them do it.
