Desperation is a great motivator.

If they sue you for the 12-months they are a bit desperate in my opinion.As others have said --- New pictures that are brighter, show the house staged or vacant and offer a better description would be good.

Inventory will continue to climb, prices will come down when sellers are desperate.. that's when we will see the next shift in the market.  

The city is closing down a local apartment complex and is desperately looking to place these people.

You might be someone’s hero buying their place when they need to sell, but NEVER be desperate!
