If they sue you for the 12-months they are a bit desperate in my opinion.As others have said --- New pictures that are brighter, show the house staged or vacant and offer a better description would be good.

They don't want it anymore and seem desperate to dump it... to the point that if I don't take the property (yes as in, they're ready to just give it to me - and have even offered to pay me to take it), they're just going to abandon it and let it go back to the bank.Yes, I realize that this is a wonderful problem to have!

Although one of the best if not THE best marketing platforms there is, not being able to privatize the address of my rental on Zillow was definitely a reason not to advertise there.In a hot rental market, desperation will have individuals popping up when they feel like it in an attempt to "bully" you into showing you the property.

You will also help fill in gaps in your understanding way faster than reading about it - e.g. you'll be forced to find financing and insurance for a vacant property and suddenly you'll know 3X more than you would have by reading about it (also read about it, but it's easier to read once you have the frame of reference)3) pick your deal source (wholesalers, direct mail, web leads via Fbook/google ads, auctions, MLS older listings of ppl who are getting desperate as we head into fall) and get really good at working that one flow.
