Also last side note, while I do think prices will be dropping in the next 6-12 months, going based off of the last housing crash Orange County held its own very well and didn't feel the drop nearly as badly as riverside, inland empire etc etc so you should be okay.

I'm looking for a house around 80-120k, I'm comfortable with a c class property, I just wanna be out there with my Kid, and starting my "rental empire" while I'm at it will be helpful.I have $8,500 to my name, and a 640ish score, I missed pre-qualification with a very large national lender by 4 points on my credit so I know if I call around to little banks I can probably get that, provided I manage to find employment beforehand.Im trying to go for a usda loan, most of where im looking is pretty rural anyway, id like to save what I can for the rehab, and I'd like to work toward having a cash reserve if I can.

@James Sun I've actually crunched the numbers and at least for the inland empire there is no difference in DOM due to setting the BAC at 2.5% or 2% across price points, or at least there wasn't when I ran the numbers a year ago.
