Avoid strong rent-control cities like Oakland, Berkeley, San Leandro, Concord, Fremont, Union City, Martinez, Antioch, and others.  

You should not have to do anythingThe onsite manager shows and rents apartments, oversees third party vendors like, maintenance, landscaper, pest control, pool.

Note, as an experienced landlord I was able to get control of the tenant situation with little issue, raise rent and have had no real issues with the tenant since.

None of these things are out of your control, how are YOU going to make a good deal?

Emphasize that this is for both noise control and to prevent damage to the property.

Sometimes finding small, local partners to do your own thing and do it your way and under your control can be a great way to go that has more accountability built in.

You never let things like this take control, everything needs to be contractual with recourse if not followed.

Also, I would just consider the crypto as unreachable as well - the whole point of crypto currency is that it's supposed to be protected from fraud, seizure, third party control, etc, for whomever holds the keys.

They and their ilk will burn you out if you don't take back control of the helm.Good luck!
