If you decide to rent the property without putting the estate through probate, then Georgia Law permits you get a court order to clear or "Quiet the Title" in your name, after 7 years, if you have "Color of Title"  (a deed) and if you continuously use the property as your own for those 7 years. 

You paint the whole house and they change their mind on color, and refuse to pay you twice for two paint jobs.

I say this because if that is how you calculate cash flow then you are going to think you have a better investment than you really do and that will color the decisions you make.

They may know the area well and have done the most deals, but they also are unlikely to understand the psychology of the OOS investor.
