starting by just brokering loans is a good way to start in states that do not require a license.. raising capital from private investors to make loans is a long process And very difficult if you do not have a long track record or pedigree in the industry.. if someone is brand new they really need to go work for a lender first.. other wise IMHO the chance of success is very small.

When it comes to investment brokers, somebody has to play devil's advocate or tell you no.

I think that would fly legally.not the smartest for your relatives.. but do check it out.. its when you have multiple bene's on one mortgage trust deed that Securities comes into play..

Generally most private money lenders are going to play a lot more conservative but be able to close faster/make a faster decision on lower risk deals.
