Biggies for me include: are the AC filters being changed (dirty filters age the entire system), any sign of water damage (does the caulk/grout look to be in good condition - toliet, tubs/showers and are these draining); any physical damage (floors, walls, ceilings, trim, cabinetry); appliances clean/working order; any property threats (grill to close to house, electrical outlets overloaded, any trip hazards (including those caused by hoarding/excessive clutter), doors/windows blocked by furniture,etc), security lighting adequate.

Nope, financing that requires the co-signer to live in the property under secondary market, in the lending area of conventional lenders, HMLs probably will not consider it but would look to the LTV for short term needs and private lenders about the same.Look to options, seller financing, CFDs and Sub-2, but they carry risks and are regulated, so see an attorney.Have some BBQ gator and pass a good time!

I thought I’d mention since it’s a condo there is an HOA which would assume a large portion of the risk for shared amenities such as the pool/hot tub/grill/beach area/etc.I have an existing LLC that owns (2) LTR and also a long term hold that’s a large piece of acreage.
