Here is what I collected as "warnings" or lessons (from various sources and some experienced myself) about foundation problems and/or repairs:1.

What’s the economy in this town - will give me a warning about future taxes like in broke communities in Cuy County or things like sewer and sidewalk assessments in Akron or Kent. 

It looks like I've been warned. 

(tenant initials received in lease docs)- Illinois: "Disclosure of Radon Hazzards" (only if they are known to exist or there has been a warning they exist by lessee)- Illinois: Pre-1978 Rental Housing: Lead Based Paint or Paint Hazzard Disclosure Statement (tenant to sign)- City Info sheet with phone numbers for utilities, municipalities, etc.- Move Out Bonus Contract (If tenant meets all criteria at move out, I give them a bonus / rent refund for a good move out)Security Deposits: In Chicago, the landlord must disclose the name and address of the bank where the tenant’s security deposit is held using an interest bearing account.

Sometimes when tenants know the home owner is the person in charge, they don't take "warnings" seriously.

I often hear people warn of being overleveraged if the economy has a correction. 

He told me that his mother warned him to get out now and he started lowering his selling price $5,000 a week until he sells.

If the issue is that the GC can't get the coverage that could be a warning sign of future issues.

I remember a staying Warn Buffet said buy stocks when the market is down you are getting them at half price (something along these lines).
