Imagine doing a brrrr and in 7 months it’s rented and you do your refi and when done you’ve got $70k instead of $60, because you did such a gosh darn good job getting all that capital recycled back out, and your value was so worthwhile that the appraisal comes in above what you expected.

(You also get better at sussing out which ones are worthwhile over time and if you attend of these things).

You can use it although it's questionable whether it's truly worthwhile for SFRs on a cost benefit basis. 

Perhaps a fix and flip or value add in some capacity will be a worthwhile return for your goals; especially because of the financing options that are more available to you with single family.  

Is it worth while to replace carpet with a hard surface for stairs?

Haven't been to the group to know the structure and what they present, but another land lord that I talk to seems to think it is worth while attending it.  

Basically need more information to know if this is worthwhile, but on the surface it still seems overpriced...

Most obvious but least important of the 4, decent yields to make the long term nature of the investment worth while.

A 4plex that is making $250/door is 12k a year and probably not as worthwhile to plow that money back in.For disclosure purposes I'm in acquisition phase so if I was making enough to pay back $150k in 3 years, I'd rather use that money to acquire more properties and spread my risk out over multiple properties rather than one properties.

If not, do you think it's worthwhile to shop around for a cheap <4% interest 30 year cash out refi to have the money to invest?
