I have 19 houses/20 units, and 14 were turning over this year, which was a little nerve racking. 

But as you all know when you're first starting off rack up a lot of debt is easy.

I have started replacing light fixtures, plumbing fixtures, I added nice cabinet pulls, I redid the guest half bath with wainscoting, replaced the master closet door with a custom barn door, installed wooden sills on windowsI am considering adding a built in closet system in the master ( right now it is cheap wire shelves with a metal dowel and thats it), I'd like to replace the vanity top in the master bath (currently its just a laminate, would like to do solid material), I would like to replace bathrooms and laundry room flooring with LVP (currently linoleum), and I've been considering adding a tile backsplash in the master. 

Racking up a long list of verifiable incidents would be an easy task.

The four points were taken from a thread in BP.I have had about 40 cats in my life and some have scratched wooden door frames.

Have seen too many people use the "band-aid" of refinancing or selling to pay off debt - that they just rack up again.

This time around: about 4 handles missing off of cabinets, the faces of 2 cabinets missing, the freezer door handle missing, in the guest bedroom the shower was missing the handle, the paint off the sink handle was chipped off and the vanity was broken, towel racks and toilet paper holders ripped out of wall.

After discovering some severe plumbing issues, replacing a roof, and more, we racked up around 35K in rehab costs (a good mix of using bad contractors and inexperience in evaluating the condition in our preliminary walk through).Final clean up was a couple more thousand and landed us right around 80K in cost.

Hello,I had a partly damaged wooden floor in one of my rentals five years ago but I did not do a good job back then  hiring the right contractor as I was a noob and back then they installed prefinished flooring with completely contrasting very dark flooring stain, also while they ripped  of the flooring in the room they applied it as a patch  in one of the sections in living room where the flooring was damaged. 

A coat rack and shoe area would probably be more appealing to most tenants.
