You first call should be to your lender (in my case it was a broker) to double check that doing this won't be a problem - the nuance lies in what you're talking about - them loaning to you, not an LLC - but (in my case) if the title matches the name(s) on the LLC you'll be fine.

However I didn't see any matches for Rock Star or Rockstar property management companies in the RI Dept of State database - which isn't a great sign.If you do end up talking to them, find out who their licensed real estate broker is.

The wholesaler notes the septic tank is too small and needs to be replaced with a bigger one but hasn't done any investigating past that note.I think I need to find out if the permit matches what was actually installed and if not, can I get it permitted correctly?

The 1% rule will kill you if you use it that way.To offer a single data point, I’ve looked for turnkey rentals in the Denver proper area (hot neighborhoods) and have never seen rent that matched the 1% rule in the last 18 months.
