He's in a batch of about 7 units we just got recently.The following month the tenant in question did not pay rents, so we started the eviction process... he managed to kick it out for another month with a sob story to the judge, that got kicked out to a trial, and then we had to start the case over due to a clerical error on the summons.

It may be difficult with trial and error until you find the right people, but I'm not sure you have a better alternative.At least until you absolutely know you have the right people, I would not suggest giving keys to anyone, especially if they are not licensed and insured.

But they are real estate professionals, many with formal research and investigation backgrounds and all with million-dollar pockets, and casual here-today-gone-tomorrow looky-lookies are not going to compete successfully with them.The best advice I've ever heard about spending money at the auction went something like this: if you can't afford to drop the money you've budgeted to spend at the auction in a pile on the sidewalk and burn it right there, if your business model can't survive that, don't bid.Again, I would say a real estate auction is a great place to learn a lot about real estate by studying and watching, but it's not a place to learn by trial-and-error.Best of luck to you.

(a trial listing of a lower price possibly)...to see what t might bring--but be picky about renters because this place seems to make them hard to find...they need to get along with each other and hopefully be lifetime type renters.Maybe offer rent concessions...(???)

Make 3 “trial” mortgage payments and then have my mortgage modified, extending my mortgage but keeping payments relatively the same as they currently and absorbing the back pay into the modified loan.
