Many of our tenants cannot, or will not, effectively sort their recyclables from the garbage (required here), so expecting responsible use of a garburator is unrealistic.On top of that garburators are hard on municipal sewage treatment facilities and, in many jurisdictions here, you are not allowed to install them in new builds or {technically} replace them in existing properties.

Call up a few pest control companies and they will tell you the cost for an inititial treatment and follow-up treatments.One problem is that whatever is put out initially has no effect on the egg sacks, only the crawling roaches.

That being said, there are tenants with pets who will be happy to live with pre-damaged carpets.I used to clean carpet professionally and there are ways to treat pet damage however we always made a pretty penny on those treatments cause they are not cheap and a pain.
