Often residents of "not so good" are more helpful and considerate than people living in the top neighborhoods who want the world to know how special and entitled they are.Try to pay attention to who your neighbors will be and what type of traffic goes through the neighborhood.From a strictly investment standpoint, in Silicon Valley, lower rated neighborhoods and lower rated homes tend to have more volatile prices.

We've been testing long open house events, 10a - 5p daily, with targeted Facebook and Craigslist advertising which we've found to generate a ton of traffic and leads.If you know of anyone with opportunities please PM me.

In one week you can be exposed to thousands of people and such.My last campaign, a conversion rate from lead to listing to sold home cost about $103.00.Also FB ads have been used to drive more traffic to open houses, that way your listing isn't on the market for months.

My son rents in Smyrna but will move out of the area.You didn't mention if you were going to flip or rent.First, it may seem like the Smyrna area is improving but not nearly as fast as East Cobb, Roswell and Alpharetta.2) The Smyrna schools are the worst in Cobb County and never seem to improve.3) The crime rate in Smyrna is the highest in the county, now that heroin is so easily available in that area.4) Because the new SunTrust Braves stadium is opening this spring the traffic will be horrendous.5) Smyrna is a very transient area and doesn't have a sense of community.Highest recommendation would be certain areas of Kennesaw (Legacy Park),East Cobb, western area of Roswell near Hwy 92 and definitely Woodstock.
