Porcelain tile comes in 12x24 @ $2.50 sq ft with 2" edges that are about $3 foot....that also makes a nice countertop in a small kitchen (a gray or textured white travertine stone look would be nice) However the tile corners can be sharp and hard, so work better if sandwiched between drywall or cabinets if your kitchen is like that.

When I go to our Pilots owner and operators forums.. you get humbled every day.. with long time pilots  guys who have made it big in their business's and talk about the new jet they just bought etc etc … so I know how people feel when they are starting in real estate..

If the line is simple overrun with roots it doesn't need to be replaced, it needs to be snaked and/or jetted

IMHO, the strategy for commercial lending is either have a disposition strategy(exit) that is based on the loan term OR at the end of the term refinance/cashout any of the equity you have accumulated(assuming appreciation) and reinvest it in other properties, in order to diversify the built up equity from the original investment with the intention of growing a portfolio, OR have the equity cash out to buy expensive things with(stocks, yacht, beach house, RR, Gulfstream jet, etc) and let the investment property cover the debt service on that thing purchased with the cashout, depending on the greater economic conditions.

It needed appliances, sewer line needed jetted, touched up the bathroom a bit, painted kitchen cabinets, and overall just cleaned things up.
