I'd be happy to get you some rough terms to compare to other options that you have, but I also agree with Jay that you should be wary of just selling and loosing that equity that you've built up in the property.

IDK pets can certainly do damage but with a decent long term tenant I tend to want to preserve the relationship.

Lease Terms: Determine a monthly rent payment that covers the HELOC repayment (interest and principal) while providing some positive cash flow for you.                    

Their lease is 6 month term with a same rate month to month however, their insurance states the rebuild of their home and fire investigation efforts are going to take 12-18 months. 

Will you use the HELOC as a short-term bridge, or plan to hold it longer?

The loan has come to term and they can’t maintain the property and the current interest rates.

There waiving regulations that would have impeded it, and are trying to get additional funding to cover anyone who had any lack of coverage. 

Have you refinanced this into a long-term mortgage?

I've used those before for shot-term funding for renovations/rehabs in projects.
