So, I need a contract, I assume I will do a title search, have the land surveyed, hire a lawyer (I have one through work that will do RE stuff) to deal with title transfer and filing or is that someone else?

You'll have no car payment, no gas payment, no auto insurance payment, won't need to worry about spending money on dates as you won't be having any, and given the 29 mile commute each way, you can cancel your gym membership if you have one.

To add to the other comments: From what I understand, an agent cannot give you a blank contract because CAR forms are specific to licensed individuals and are a result of a paid membership required to gain access to the forms.
