My only suggestion is to focus and not try to do everything. 

I would suggest that you find some local meet-ups in your area and start attending. 

I would suggest doing some digging into BRRRR strategy, and see if you'd be open to buying something that needs renovating.

I'd suggest choosing an area that looks like it has potential and then spend your spare time just driving around.

Also, I would suggest going to DIG (Diversified Investors Group) as well as DPI (Delco Property Investors) as they are two local REIA groups where you can meet other wholesalers and investors.

And if you are considering a long term rental, I suggest you consider out of state investing.
