Keep those two flavors of income separate.As it relates to price on the subject park, I agree with @Chris Pellicone here.

Others can't stand it and pay someone to do something they have no interest in handling or figuring out.Different flavors of the world for all of us to find enjoyment in.We have cheapo's in commercial as well.

@David B. you are correct that there are "31 flavors", maybe more!

He probably thinks you're being subtle and obviously lying to try and get a better rate.

To your subtle point, let's not assume it went from Sub-Prime to Prime with a little lipstick and redressing.  

But in the bright shiny objects space of the market that flavor of inventory is tight and projected to be gradually less tight.Mortgage lenders have become pretty sophisticated to prevent sweeping foreclosure apocalypses like what has happened in the past, particularly in how careful they have been in lending practices and how they offer alternative solutions to foreclosure for those facing "temporary" inabilities to pay. 

Its a great market once you learn the subtle nuances of the area. 

Be careful when at the auction to be subtle when letting other investors know you have the rights as some counties will kick you out of the auction if they think you are intimidating people from bidding on the property.
