Did you ask what non Section 8 rent would be.. most of the time in those markets I find folks go for section 8 because not only the perception of guaranteed rents  the HUD rents are also higher than the market rents.. other wise why use the system everything being equal..  

The only real difference is the perception of value.  

My perception has always been that it's a little more blue collar but when I asked around, a lot of people have said it's a depressed area and I'm better off sticking to the Chicago suburbs. 

So, I would pick a lighter shade of sand than what some of the stones in the lower level are.Is it just my perception or is the bannister on the front porch very low?

I don't roll over but I'm fair.A tenant's perception of you in the beginning goes a long way in forming your relationship.

Due to the fact that 3 people died and the continual perception it will give future tenants, you might want to tear it down and rebuild new. 

Ronnie Carney my perception of turnkey buyers are people that don't want to be hands on in real estate or live in a market they think is impossible or very difficult to invest in.

I try to breakdown the problems and place systems to mitigate many of these risks and break many of the perceptions that exist. 

A wider angle can provide a better depth perception.

I am fine with productive discourse but when it is arguments from theory, 2nd/3rd hand knowledge it's just.... well it's a waste of my time to be honest, I can not help someone with their perception of instruction on something they have never experienced, especially something as variable and "wild west" as terms deals, as I have said the whole segment of the terms.... dream it up and that could be it the only rules are both parties agree, can legally enter a contract and equitable exchange of goods, services or consideration (contract'ese for currency).
