My mother in law (turns 88 next week) was recently put into an assisted living place by my sister in law.

My brother and sister never had any interest, but I did.

And then more recently my niece had leukemia so my brother and sister in law were spending a ton of time there. 

They have done it as a mom and pop operation for years now but looking to be less active and allow my self and my sister to make it grow.

The opportunity that has presented itself is to purchase a condo and immediately fill it with a renter (sister) who is moving to NH and looking to rent.

@Stacey Olson - I've had no experience with this personally, but my sister is a mental health professional, as well, and based on some of the stories I've heard, if you have real reasons to believe that a seller may be compromised on their ability to make good decisions, I would recommend caution.

The lady said her husband's pay was shorted last month, but she's going to try borrowing the money from her sister. 

Do I have to be presentin the country myself or can my sister (who moves to Round Rock soon) withthe Power of Attorney purchase a house in my name? 

My brother and sister in law live in San Jose.$100k will get you a decent house with a little cash flow in a mid-sized south eastern city like Charlotte, Nashville, Jacksonville, Tampa, etc.
