It seems like the cash flow difference is mainly due to the shorter time period, and less to do with the rate.  

Anything outside of that will be a higher rate and more often then not, carry a shorter fixed term.

That's where it gets complicated because some things can be allocated to shorter lives or longer lives based on their use and the tax benefits start really adding up.

MF typically has more maintenance costs and shorter date leases  and having to pay any utilities is an,as you said, an unknown expense.Just go with what is best unless your gut is telling you to walk away.
