It seems like the cash flow difference is mainly due to the shorter time period, and less to do with the rate.

Anything outside of that will be a higher rate and more often then not, carry a shorter fixed term.

I finding though that Banks tell me if I'm borrowing through the llc, I have to go the their commercial lending department which charges higher interest rates and shorter terms.

Anyway to keep this post shorter I met with him and he gave me some great information and at the time I was actually transferring to central Wisconsin and he had a friend from the area, Derek Dombeck, so from there I got his contact info and when I transferred the following semester I got ahold of Derek and during that first phone call of talking with him he offered if I wanted to attend a REIA that he was hosting 2 hours away.

MF typically has more maintenance costs and shorter date leases  and having to pay any utilities is an,as you said, an unknown expense.Just go with what is best unless your gut is telling you to walk away.
