If he 1031's he'll get the full equity to be used for his replacements.Taking a LOC will probably shift that property into a negative cash flow position.

I'm thinking that maybe the house shifted a bit as part of the move and that there are no real issues with the house.I'm trying to get a contractor to check out the property and let us know if there are any significant issues they can see, but from my understanding, even getting structural engineers to check out the property would require significant time and resources to perform a full evaluation.

It seems would-be homebuyers would rather pay $4000 for a high-end condo -  Agents are still adjusting to the market shift as its typically been the practice of listing on the higher end of comps which now needs to change.
