I'd personally think on lifestyle desires, plans in the next few years, etc when asking myself if this sort of thing is a right decision.

I am looking for a private lender to finance my rehab on an already owned, gutted property in a desirable neighborhood of the city (Upper Lawrenceville): demo complete, structural engineer sign-off, architect-approved design to move the stairs (which is not a small deal in Pittsburgh), and city permit.

LLC can't get owner policy.The 5.5 rate is desirable to an owner occupant IF is assumable.

More doors, more return, more loans, more creativity, more more more..... what about 4-8 paid off rental properties in desirable areas w/ a super low headache factor throwing off $8-10K net per month? 

Sometimes the benefit isn't juat the actual value, but the overall desireability that the amenity provides.

But, if the owners have no reason or desire to sell, then you being the comps are irrelevant.I am curious, since you don't own the whole building, but are doing work to roof and common areas, that all owners benefit from, did the other two owners share in your expenses?
