.- Im thinking of not charging security deposit because of all the strict MA laws and just using the last months rent as a sort of security deposit, thoughts?

It's difficult to secure a real estate loan if if you a lack of credit history.

Most lenders are fine with just seeing a signed lease and receipt of the first month's rent with security deposit, so the tenant doesn't need to actually be moved in yet. or 80% though it will certainly make the process smoother if you have a tenant lined up.

Including this income could strengthen your application and increase your chances of securing a lower rate.

@John Larson I wonder if it is worth calling the state or federal Securities and Exchange commissions. 

@Ted Akers  how do you secure the deals that you fund that take 30 to 90 days to pay off.do you then do a traditional HML  ?

We’ve secured pre-approval from Chase for a $200k conventional loan at 8% interest with a $40k down payment for our first rental property.

The previous landlord held first, last, and security which I was credited at closing.

This will also help me gain the necessary experience to secure a co-hosting position in the future.
