The lesson there is to avoid hard-to-comp properties unless they are a screaming deal. 

I have a potential deal and the numbers seem to work out ok, its not a screaming home run deal, but its a great buy and hold deal for the cash flow.

Did he freak out and scream or did he say there is some mold? 

I have a friend who is a new Realtor and is sending me things from the MLS, but none of the things he has sent me seem like screaming deals.  

One of them is an 1870 farmhouse with an original stone wall basement still in great condition that is screaming to become a wine cellar :) In addition to these projects, we are currently focussing on building a portfolio of rental properties (SF & MF) and are working on a bid for a 4unit that should cash flow nicely once we can stabilize it.

When I say local knowledge I mean knowing a neighborhood so well that you know which house has the parties, who has screaming kids, where the kids hang out and cause mischief who has inoperable vehicles in the driveway, the owner occupied properties that won't be changing for years .

You hear a lot of gurus say “my blood is all over this material”, and I, to a point, can empathize with them.So hopefully at least some of this can prove helpful to others…1.

They scream investor special.

Again, I don't mean to sound confrontational, but the little man on my shoulder is screaming "run away" for your sake.

My buddy had to stand up and scream that be wanted the last one and the guy went back to it.
