Take pics and make notes for each pic.

For instance, a letter on why you want to buy in the area, your love of the community, and maybe a few cute family pics.

I would check that local area's MLS to see if it is listed, look at the pics, and description to see it is accurate and shows well.

I do market scans roughly every month. 

The software contains tasks and jobs for many days in advance and we quickly scan through all those, every day, but to keep life simple we print only the tasks that need to be completed for the one day.Attached, is a copy of the main screen and a report for one employee.

On this list are hedge funds and guys that are flipping 20 properties at a time with deep pockets who commonly buy stuff sight unseen within 5 minutes of looking at the pics and running some back of the napkin numbers.

I hire someone to walk through the property and take pics with their phone. 

Anyone know of a good free source to query current market cap rates for a given area, other than scanning comps on loopnet?

Hi Nate,Just off the top of my head (without addressing your question directly).If you know what you want--have pics from the internet it will be easier than propose an idea, change, propose an idea, change etc.On screen artwork is much better than the old (and beautiful) (Mad Man Style) hand drawings.
