I'm considering just expanding my storage space for my Google Drive and continuing to use Sheets/Docs etc.I've found success with organizing through Google but would love to hear what others use and how they're staying organized.

All of those bring in higher rents and can offer more suitable space.

They will normally charge you for desk space, using their printer, support from them and their office staff, Etc....Then there are MLS fees, Lock Box fees, Continuing Education costs, and the basic costs of running your own business.

You are not crazy :) cap rates on storage got pretty crazy in the last decade as the space has become crowded and money was cheap, starting to see some reversal of that now, but its tough to find deals at a true 10 cap (10 x NOI or NOI / .10).

The US is a very diverse space with many different markets to consider.

If we plan to rent to a commercial tenant in the future then should we opt for commercial property insurance now, or just homeowner insurance and then change to commercial once that space is ready to be rented?

Rather, if you are going to succeed in this space, you need to have an idea of what value you bring to others and, when looking for partners, seek out partners that help balance out those values.
