Also I would suggest not to agree on the rock bottom price as we learned with potential buyer#2, that if something comes on inspection and you don’t have room the deal will fall trough.

@James Channing if the grading includes moving soil away from the building because it is touching the sill plate (bottom of the exterior wall), then I would do the grading before the fumigation.

Seems unlogical to take a property that I paid for at the bottom of the market and then take the equity and buy at the top of the market, but if I can own multiple properties or do something else with it then maybe the higher debt amount doesn't matter?
