I'm going to say some things that might tick off any appraisers here -- when a bank orders an appraisal, the job nowadays is pretty much lowballing the properties as much as they can get away with.

That said I decided it might be a good time to Stress Test my real estate portfolio, before I went on another expansion/acquisition round in a new market.

The percentage will depend on the condition of the home and when you anticipate the next big ticket item will come up.

People don't get penalties when actions area taken rationally and defendably.I believe that you should never do something you know is wrong just cause you can get away with it.
