You probably don't know about septic systems, foundations, how to look for termite damage, how to know if you need a new roof, how much life is left in the AC, or what it costs (from a contractor) to fix much of anything.  

It was very childish and unfair of me to “sneak” out in a way "This to me was the biggest aspect I was concerned with handling wrong, so I feel somewhat relieved that I can begin taking things into my own hands and get this property cleaned up and back on the market.I really wish there was something I could look back on and know that I made I mistake on in renting to her, but overall I could not find this mistake in the background, credit, references etc.

The roof cause of all these is their financing is only 5 years by design with the volatility of cap rate touching 250 bps over period of 24 months.

Insurance costs are through the roof.

Roof, windows, HVAC, kitchen, bathrooms, etc.

It was not only overleverage it was OVER SUPPLY  we all saw that.. so more to than just that aspect.

I don't want to cap my account at $20,000 if I know a roof costs $25,000, but I also don't want to go up to $100,000 knowing that if every CapEx item came up the same year it would only cost me $75,000.

Due for a new roof.

All they did was cosmetic and patched the roof.

Construction materials: Frame, no basement, roof: asphalt shingles, Floor: Carpet on stairs and bedrooms, LVP: Kitchen and living room.
