Looking at online real estate licensing courses, anything out there with continued education options that does a good job of covering creative financing?

You could use a floor leveling product but check the square feet to see if the product covers large spaces.

I'd minimize the risk of having negative cash flow in the first 12 months when things are the most unknown and I'd be able to increase the gross rent of the property which should give me a better loan or at least bigger margins to cover my risk for negative cash flow. 

What I mean by this, is should I use a lender to cover 90% of the purchase and 100% of the rehab for max leverage, or should I put more equity into it.
