I’ve listed on FF and had a request for long term stay cutting into summer season and I comped it based on last summers revenue and declined.

You need to make sure you understand every detail: how the lease terms adapt over time, what kind of negotiating room you’ll have when it’s time to renew, and whether lenders in your area are open-minded about financing these kinds of ground leases.

Also when it came time to pick the finish products (tile/stone/fixtures/etc) I would request getting the manufacturer, the model #, sku#, picture if possible...everything.
